Determine what kind of maintenance plan you want to implement. You can be involved in the maintenance on a daily basis, or have someone else take care of maintenance and repairs for you. Some landlords make arrangements with their tenants. Some jobs have to be done by a licensed contractor. Other things can be done by your tenant or yourself.

If you live in another state, or even another city, handling maintenance can be very challenging. It is important that if you use a handyman, the tenant has contact information for that handyman. You have to provide the handyman with contact information for the tenant as well. This will help them communicate with each other and schedule times for work to be done. It’s your responsibility as a landlord to get maintenance done on timely basis.
Emergencies will occasionally occur at your property, and you need to be prepared to handle them. Decide if you will have an emergency service that can respond 24 hours a day and 7 days a week, or if you’re going to use a handyman or contractor to handle emergencies. This is a serious part of your maintenance plan because if a pipe bursts at 2:00 a.m., someone needs to be available to receive that phone call.
It’s our recommendation that you leave the maintenance on your rental property to a professional company. if your property is managed by a professional property management company, you won’t have to worry about maintenance at all. There are also legal issues involved. Some things can be performed by a handyman, but a licensed contractor is needed in Arizona when the cost is over $1,000, including materials and labor. You don’t want to violate that law.
