Maintaining your property could be one of the more stressful areas of owning an investment property. Maintenance is an integral part of our property management service that we provide to all owners. We are here to provide quick, reliable and cost effective maintenance and repairs. We have an in house maintenance team – Flex Property Services -, Flex have trained and experienced maintenance personnel and also hires over 30 additional vendors as required to ensure that our maintenance services are done to the highest quality standard.
Flex Property Services will handle all repairs we will find vendors to bid on major projects, handle the project management and undertake the final inspection. We will see to it that the jobs are done quickly, efficiently and with minimum waste.

It is our belief, and a key part of our business, that maintenance items are identified and repaired quickly. Any maintenance a property requires won’t go away, but will increase in severity if not attended to. When required, our in-house maintenance team are available to attend and fix a maintenance task before it becomes a more expense one.

Preventative and planning maintenance
A preventive planning program for maintenance is a good way to schedule work that needs to be done short term and in the future while also having the funds to do urgent maintenance as required. By setting up a preventive maintenance program it allows you to set aside a portion of funds on a regular basis for the ongoing maintenance of your investment. The general recommendation is that t is recommended that you set aside 1-1.5% of the valve of your property. i.e. if your property is worth $100,000 you should put $1-1,500 aside each year.
Knowing when and where to make changes to your investment
It is important to note that all properties require regular maintenance and redecorating at different stages. Some tasks can be undertaken by owners themselves, others will need specialist contractors. Our regular inspections of your properties help us to ensure you have an accurate idea of the condition of your investment and upcoming maintenance / redecorating that will be required.

Keeping up with improvements around your property is important to maintaining the value of your property. We will perform semi-annual inspections of your property, and then provide recommendations for maintenance and improvements that will maintain and improve the value of the property.
