Tenant Selection
Tenants apply for properties online, through the office or with a cooperating broker. Applicants are screened for criminal history, credit history, rental history and income.

Crest do not rent to individuals who have had a felony less than 5 year

Crest do not rent to registered sex offenders

Crest do not rent applicants whose gross income is less than three times the monthly rental
Contracting/Lease Agreement

Tenants pay directly to Crest a non- refundable application fee of $35 per adult. This is used to cover part of the cost associated with processing the application.

All tenants pay a non-refundable deposit of one months rent

Tenants pay rent in advance. Rent is due on the first of the month and must be received no later than the fourth day

When pets are allowed by the owner, a tenant is required to pay a refundable pet deposit

Crest uses the Arizona Association of Realtors lease agreement

All tenants are required to sign a lease of no less than 6 months
Move in
At move in, tenants are provided with a move in inspection checklist. This is completed and return within five days by the tenant. This checklist is not a work order but is used as the basis for the move out inspection
Property inspections

Properties are inspected prior to tenant move in

A second inspection is done 3 months into the lease

A third inspection done at tenant move out

Regular drive by to check on exterior of property may trigger need for additional inspections
Lease Renewals

All tenants are required to sign a lease for no less than 6 months

Tenants are reminded of lease maturity 3 months in advance

After first year of leasing tenants may choose to renew their leases or rent month to month

Tenants must indicate their option to renew or terminate 30 days before lease ending

During the final 30 days of lease tenants are required to make the property available for showing

Owners are not charge a lease renewal fee when tenants renew their contracts
Property Maintenance
Crest has an in house property maintenance team - Flex Property Services

Owners can choose to provide their own maintenance services

Crest works with over 30 vendors to provide selected services ranging from carpet cleaning to AC replacement

Repairs that exceed $300 require the owners approval

With full co-operation from owners vacant units can be turned within 7 days

Entry locks are routinely rekeyed after each tenant moves out

For a nominal fee Crest will undertake major rehab to units

Crest provide owners with estimates to undertake major repairs to make investment properties ' Rent Ready'
Arizona Residential Landlord and Tenant Act
As a property management company we are responsible for ensuring that the owner and the tenant comply with the Arizona Landlord and Tenant Act (ARLTA). Details of ARLTA can be found online at :

If a tenant does not pay their rent by the 4th a pay or vacate notice is sent by certified mail to the tenant the next day. If no rent is received from the tenant by the 15th, the tenant file is sent to our attorneys. The eviction takes place within 7 - 12 days after the attorney receives the file.
